Property Market Update: How Is the Edinburgh Property Market Performing in Summer 2026?

It’s one of the questions we’re asked most often by both buyers and sellers: “How is the Edinburgh property market performing right now?”

The quick answer is that while the UK housing market has become more price-sensitive during the first half of 2026, Edinburgh continues to demonstrate many of the characteristics that have made it one of Scotland’s most resilient property markets.

The National Picture

Recent data from Rightmove shows that average UK asking prices fell by 0.6% in June, the largest June drop in 14 years. The property portal attributes this to a combination of increased housing stock, economic uncertainty and buyers becoming more selective in their property searches. Buyer demand across the UK was reported to be around 10% lower than the same period last year, while sales agreed were down 6%. However, transaction levels remain broadly in line with recent years.

At the same time, mortgage rates have stabilised compared with the volatility seen in previous years. Rightmove’s latest figures show average two-year fixed rates falling slightly to just over 5%, helping improve affordability and buyer confidence.

Scotland Continues to Outperform

While some areas of the UK are seeing softer conditions, Scotland has remained one of the strongest-performing regions.

According to Rightmove’s June House Price Index, Scotland recorded annual asking price growth of 3.3%, outperforming many other regions of the UK. Properties are also selling significantly faster than the national average, with Scottish homes taking an average of just 31 days to secure a buyer compared with around 60 days nationally.

This reflects a market where demand is healthy and well-presented properties continue to attract strong interest.

What We're Seeing in Edinburgh

Edinburgh remains one of Scotland’s most sought-after property markets, supported by a strong local economy, excellent schools, world-class universities and a limited supply of desirable homes.

Although buyers are becoming more discerning and taking longer to make decisions than they did during the post-pandemic boom, competitively priced properties in popular areas such as Stockbridge, Trinity, Morningside, Bruntsfield, Corstorphine and Portobello continue to attract significant interest.

One notable trend is that buyers now have more choice. With more properties coming to market, sellers need to work harder to stand out. Pricing accurately from day one, presenting a property well and highlighting key features with strong marketing materials have become more important than ever. Rightmove reports that a high number of homes are currently available for sale across the UK, giving buyers greater opportunity to compare properties before making an offer. To sell well, you have to stand out!

What Buyers Are Looking For

For sellers, the market remains positive, but realistic expectations are important.

The days of simply listing a property and expecting multiple offers regardless of presentation or pricing are less common than they were a few years ago. Today’s buyers are informed, selective and have more choice.

The properties achieving the strongest results tend to share three characteristics:

  • Accurate pricing from launch.
  • Excellent presentation and condition.
  • High-quality marketing and photography.

When these elements are combined, demand remains strong and sellers can still achieve excellent outcomes.

Looking Ahead

While economic headlines will continue to influence buyer sentiment, Edinburgh’s long-term fundamentals remain exceptionally strong. Demand for quality homes continues to exceed supply in many of the city’s most desirable locations, helping to support values and transaction levels.

For anyone considering a move in 2026, the key takeaway is that Edinburgh remains a healthy and active market. Success is less about timing the market perfectly and more about understanding current buyer expectations and ensuring your property is positioned correctly from the outset.
